Monroe Elementary is a 61,450 square foot, single story building which has been added to a number of times since the construction of the original fieldstone school and houses the district Board of Education as well as the school.

O’Riordan Migani Architects assisted the Town and Board of Education with a phased sequence of renovations and maintenance work over a number of years, working with available funds and the priorities of the different tasks. Approached as facility management support, rather than stand-alone architectural assignments, OMA helped the town identify and prioritize needed capital improvements, preparing cost projections, phasing options, and implementation schedules.

Roofing

The multiple additions to the Monroe El over the years created a condition in which there were a number of different roof types, all nearing the end of their useful life. Working within the summer recess windows, OMA designed and oversaw a phased comprehensive replacement of steep slope roofing with asphalt shingles and heavy-duty sheet metal gutters and leaders, and flat roofing with tapered insulation and a modified bitumen built-up membrane. Joints between the different segments of the building, parapets, and roof edges were all carefully designed for performance and an attractive appearance.

Flooring

A flooring replacement project included the removal of vinyl asbestos tile and worn carpet and the installation of a colorful new vinyl tile floor in the elementary school and commercial carpet in the Board of Ed offices. The hazardous material was removed after the end of the school year, and a cheerful new flooring finish installed, featuring bright colors and patterns, by the first day of fall classes.

Lighting

The image of the corridors and other public spaces was enhanced by a lighting replacement project, not just in appearance but in the increased visual comfort of glare-free indirect lighting. The new lighting design and fixture selection also provided the school district with a higher level of energy efficiency and a reduction in electrical expenses.

Interior Renovations

New finishes and furnishings gave the school’s multi-purpose room a fresh and functional image, with new flooring, gym pads, and appealing colors. Existing student lavatories were renovated to provide durable and attractive finishes and fixtures as well as fully code-compliant handicapped accessibility.
